Renting from the people who own the building
We let and manage our own homes. There is no letting agent between you and the landlord, which means the person who takes your call is the person who decides what happens next.
Repairs
Something breaks, you ring, and the person who answers can authorise the work. No triage queue, no agent awaiting instructions. Where the agreement makes it the tenant's responsibility we say so in that first call, rather than three weeks into a chain of emails.
Safety and compliance
Gas safety, electrical installation condition reporting, smoke and carbon monoxide alarms and energy performance certification are dealt with on a schedule, and the certificates are provided to you. This is the legal minimum rather than a service — it is stated here because it is not universally done.
Deposits
Any deposit taken on an assured shorthold tenancy is protected in a government-approved scheme, and you will be given the prescribed information about it within the statutory period.
Renewals
A tenant who looks after the place and pays on time is worth more to us than a marginal increase and the risk of an empty month. We say as much openly, and we start the conversation well before the end date.
Know what you are agreeing to
A tenancy is a legal commitment on both sides. Read it, ask about anything that is unclear, and take independent advice if you want it — Citizens Advice and Shelter both publish free guidance on tenants' rights in England.
