Twenty years of building and holding

K K Investment Ltd was incorporated on 6 April 2004 and has carried the same two activities since: the development of building projects, and the letting and operating of its own property.

Why both

Because separating them creates a conflict that nobody involved has any incentive to resolve. A developer optimises for the sale price. A landlord optimises for the running cost and the tenant who renews. Those two objectives disagree about almost every specification decision, and when the developer sells, the disagreement is settled in their favour by default.

Holding what we build removes the conflict rather than managing it.

Scale

Small, and intentionally. There is no efficiency of scale in knowing a building well. A large portfolio has to be run by process, which is why tenants of large landlords so often end up explaining their own home to the person responsible for it.

Finance

Cautious by design. We would rather do one scheme at a time and own it outright than three at once on terms that decide for us when to sell.

Where we work

South and west London and the immediate surrounds. Our registered office is in Kingston upon Thames. The geography is limited by what we can manage properly rather than by what we could theoretically buy.
